Why the address

Why the address

Opera Estate Primary is ~0.3 km away — inside the 1 km MOE priority zone — with St. Stephen's ~0.8 km, also within 1 km. St. Stephen's is the standout: affiliation priority into the St. Patrick's / SJI family and Catholic Junior College (St. Patrick's is ~1.4 km away), typically with no balloting — a local through-train from primary to JC that international schools can't match, especially valued by PRs. Flamingo Valley is a 393-unit freehold by FCL Estates (Frasers Centrepoint), designed by SAA Architects with Japan's Miyake Masaki Associates, with resort facilities — a 50 m lap pool, 11 m cascading water wall, skybridge with glass lift, tennis court and gym. Bedok MRT is ~1.1 km (Siglap MRT on the Thomson-East Coast Line is the newer, closer option) and East Coast Park ~1.9 km — the MRT is a real walk and Siglap Road is the estate's single vehicular entrance, trade-offs worth knowing and reflected in the price.

A few questions worth asking

Here's the data. The conclusion is yours.

Track record
~$1,400 psf at launch → ~$1,900 today

Launched 2010–11 at ~$1,300–1,500 psf; freehold D15 here now trades ~$1,800–1,950. Where has it gone over 15 years — and where next? (Historical — you decide.)

Could you buy new for less?
New-launch freehold nearby: $2,400+ psf

Freehold new launches in the area fetch $2,400+ psf; this renovated freehold is ~$1,899 psf. What's that gap worth — and could you renovate for the difference?

Where's the price vs the market?
~S$1,899 psf vs S$1,825 median

55 caveats set the project band. At ~+4% for a well-placed, renovated, north-facing unit — priced to the market, or above it? You decide.

What's changing around it?
Long Island + Bayshore + Paya Lebar

Long Island reclamation began Mar 2026 (~800 ha, twice Marina Bay, 20 km of new coastal parks); the ~12,500-home Bayshore precinct gets its own TEL MRT; and post-2030s the Paya Lebar airbase move lifts the 24-storey height cap here. Announced developments — you weigh what they mean.

Residential property tax is tiered on Annual Value and materially higher when rented out than owner-occupied — factor it into net yield. Rent indicative; confirm AV & rates with IRAS.

Yield basis (CEA): gross yield = annual rent as stated above (passing or projected, per the stated basis) ÷ the stated asking price; net yield is after property tax (a flat 10% of Annual Value), MCST/service charge and outgoings. Straight talk

Objections, turned around

The real number, what it means here, and the question it leaves you with.

“It's a 2014 development — why not buy new?”
New freehold launches in this district are S$2,400+ psf; this is a freehold, renovated 3-bedder at about S$1,899 psf, in move-in condition.
What would the extra S$500 psf actually buy you that this doesn't already have?
“There's only one road in and out — does it get congested?”
The single access road can queue at peak, but this is a low-density private enclave with an LTA road reserve for any future widening.
How much does that change your daily commute against the freehold price you're paying?
"What if this becomes my 2nd property later?"
A Singapore Citizen's 2nd residential property at this price pays S$376,000 in ABSD (IRAS rates as of 2026-07-31).
Does that change when you'd want to buy again?
Straight answers

The questions buyers actually ask

Including the trade-offs — buy with eyes open.
Isn't it far from an MRT?
Honestly, yes — the nearest MRT is about a 1 km walk, so this suits drivers first. In return you're on the ECP (the East's smoothest expressway) with Changi and Jewel ~10 minutes away, and Siglap MRT on the Thomson-East Coast Line has narrowed the gap. The walk is real, and it's part of why freehold here is ~$1,899 psf versus $2,400+ for a new launch.
There's only one road in and out — does it get congested?
Siglap Road is the single access and it can queue at peak — a fair point. But this is a low-density private enclave, so the volume is limited, and there's an LTA road reserve (any future widening helps residents; no acquisition risk to the completed estate). Most owners drive and are straight onto the ECP.
Isn't there a cemetery nearby?
Kubur Kassim, a protected Muslim cemetery, borders some stacks — worth naming openly. This unit's living faces north (no west sun), so confirm the exact outlook at your viewing. For the stacks that do face it, it's a permanent green buffer: unobstructed views, unusual quiet and privacy — and they've historically traded a little cheaper. Bishan and Bidadari were both former cemeteries and are prime today.
It's a 2014 development — why not buy new?
New freehold launches in D15 are $2,400+ psf; this is a freehold, renovated 3-bedder at ~$1,899 psf, in move-in condition. You pay materially less for the same freehold tenure and skip both the fit-out and the wait.
Is there visitor parking, and how's the estate run?
Yes — a 393-lot basement carpark across two levels (about 4 accessible lots), with visitor parking. The estate is professionally managed and secured — electronic parking at the entrance, CCTV in common areas, and card-access lift lobbies with audio/video intercom to the guard house — which keeps it well-maintained and protects value. As with any purchase, confirm the MCST and sinking-fund health as part of due diligence.
Why is there a household (bomb) shelter in a common bedroom — the floor plan showed a wardrobe there?
By law, every home built from the late 1990s must have a household shelter — it's mandatory, and every unit in the development has one. In this layout it sits within a common bedroom, which is why the plan shows a wardrobe/storage footprint in that spot — and that's exactly how it's used day-to-day: a solid, reinforced store for luggage and seasonal items, or fitted out as a built-in wardrobe. You lose no space you paid for (it's within your GFA), it's standard across every condo of this era, and its reinforced walls make it the most secure storage in the home.
