Most agents build alone. Ours build on a production line.

Andrea Goh · PropNex · CEA R000289H — a page for fellow salespersons

I built an AI production line for my own practice — my clients get tools, I get time back. Team members get both. This page is just the facts: what you launch with on day one, and what runs behind it.

What you launch with on day one

A bilingual client site — under your name

Nine calculators, buy/sell/rent guides, interactive checklists — English and 中文 at one tap, every button wired to your WhatsApp. See the live example: www.andreagohrealty.com

The Client Consultation Report

Enter a client's situation once, hand over a clinic-style bilingual PDF — Firepower, buying power, Option A/B verdicts, rate-stress test. Others send voice notes; you hand over a report.

A bilingual reply bank

Ready bilingual replies for the conversations that repeat — LOI flow, stamp duty, deposits, move-in logistics. One tap to copy, in the tone clients actually text in.

The listing video maker

Drag photos in, one-tap AI declutter and virtual staging, and out comes a branded listing video with your sign-off — ready to post.

How you build a pipeline — from zero to your first deals

"The tools look good — but how do I actually get listings and clients?" That's the real question. I won't promise to hand you leads — that doesn't last. What I give you is a system that generates business itself, plus hands-on guidance.

Tools prospect for youYour bilingual site, calculators, guides and AI listing videos are the lead engine — in your posts, on your name-card QR, in your bio. They turn cold traffic into conversations. Other newcomers hand out flyers; you hand over a tool that runs the client's own numbers.
Co-broking & team dealsPropNex's 14,000-agent co-broking network, plus listing and buyer sharing inside the team — so you don't wait for your first own listing to make your first deal. There are real transactions to cut your teeth on.
Hands-on mentoringHow to run a viewing, how to negotiate, how to close — I walk the first ones with you, then we review every deal together. Apprenticeship, not a manual dropped on your desk.
Nurture on autopilotThe Make.com WhatsApp nurture and reply flows keep not-yet-ready leads warm — the ramp-up months are when leads go cold, and this system tends them for you.

Proof you can see — not a testimonial

I won't show you a handful of cherry-picked success stories. I'll show you the systems actually running — and let you judge. That's the honest kind of proof.

① See it runThe whole client toolkit is live and running — bilingual, real-time calculators, listing videos. Spend five minutes clicking through it: www.andreagohrealty.com
② Data systems others don't haveLanded and commercial prospecting on real data, not cold scripts: URA planning decisions and use-rules, actual transacted PSF (URA private + HDB), school/MRT/amenity distance mapping. You approach owners with insight, not a script. See one live: the commercial use-rules tool
③ Ask the teamWant the real experience? I'll connect you with people already on the team — no script, ask them anything.

The production line behind it

ContentTopic scouting, scripts, e-books, campaign packs, nurture messages — drafted by an AI agent fleet against one brand and voice standard.
BilingualTranslations audited by back-translation and checked against the Singaporean Mandarin Database — not raw machine output.
PracticeGuide content is distilled from the standard forms' real mechanics and cross-checked against CEA's public materials — numbers verified, not remembered.
MaintenanceWhen ABSD, CPF or SSD rules move, every team site updates from one place. A copied site goes stale; a team site doesn't.
AutomationWhatsApp nurture and reply flows run on Make.com — when a lead comes in, the follow-up is already moving.

The ground you'd stand on — PropNex

The tools are what I add on top. The ground we both stand on is PropNex — Singapore's largest, and only listed, property agency. That isn't a slogan; it's what backs you on a real deal: the widest new-launch line-up, a genuine training academy, and a platform that keeps investing in the technology.

ScaleOver 14,000 salespersons locally — about 38% of all licensed agents in Singapore. A bigger network means wider co-broking and faster deals.
StandingThe only property agency listed on the SGX Mainboard (OYY.SI). Listed means open books and regulated governance — the platform under you stands up to scrutiny.
Track recordAround 60% market share across HDB, private resale and new launches in FY2025. That share is buyer trust — and a card in your hand at the negotiating table.
TrainingA full training academy — from entry to specialty (new launch, landed, commercial, HDB, financing, social-media lead-gen). My tools save you time; the academy grows your craft.
WelfareThe only real-estate chapter under the SISEU union — an extra layer of protection, training subsidies and member benefits.

Platform figures from PropNex public disclosures (early 2026). The actual joining package, commission structure and crossover support I'll walk you through in person, line by line, on the current numbers.

The money question — especially if you're leaving a salary

If you're switching from a steady paycheck, this is the question that actually matters. Let me answer it the way I'd run numbers for a client — in three honest parts.

① To startOne-off and modest, roughly S$1,800–2,200: the RES course (~S$700–900), the exam (S$512.30 in 2026), CEA registration (S$283.50) and agency admin. This hurdle clears easily for most people.
② What PropNex coversThe NexLevel joining package offsets many recurring costs — CEA annual fees, professional indemnity insurance, PropTech, listing-portal subscriptions, new-launch training, ad-matching subsidies. And if you're crossing over, PropNex fronts up to S$3,000 of your old agency's penalties.
③ What my team coversThe marketing and tools other agents pay for out of pocket — your bilingual client site, listing videos and AI production, the content and nurture system — come ready-made on my team. What you save there is real cash and real hours.

The number that actually matters: your income runway

Here's the honest truth: there's no base salary here, income is commission-based, and the start takes time. So the number to plan for isn't the ~$2k to begin — it's your income runway: a buffer of living expenses while you ramp up. Exactly the way I calculate a "SAFE runway" for buyers, we'd work out yours before you leap — how many months you can run comfortably, how long to your first deal, where your family's floor is. Do that math honestly and the step feels solid — you're deciding from numbers, not nerves. If you'd like, I'll sit down and work it out with you — no charge, no obligation.

Startup figures are 2026 public data; the NexLevel package line-items are from the current recruitment materials — confirm exact amounts and terms against PropNex's latest.

The honest part

This production line won't do your viewings, build your client's trust, or answer your phone. What it does is take the repeatable work out of your week, so your hours go where only you can go. It fits agents who want to advise, not chase. If you're looking for effortless, this isn't it.

Want to see it running live?

Twenty minutes, and I'll run the whole stack in front of you on a real case. No obligation to join — worst case, you leave with one idea you can use immediately.

Not thinking of moving? Ask me one question about your current marketing anyway — the answer costs nothing.
